Stair and Deck Repair Project

Any unforeseen issues will be communicated to your community management company and ESS. Please stay updated by reviewing this link or any communications, such as emails, phone calls, or door knockers, to stay informed about your unit's scheduled repairs and or schedule delays.
Scope of Work:
The scheduled work outline below is based on a detailed report from ESS Engineering. The actual work performed on your unit may vary depending on its condition, the specific instructions from the engineering report, and the information provided under the scope of work. This list is intended to educate Mountain Park residents about the types of construction repairs Elite will be undertaking.

Outline of Repairs

The repair process will follow these essential steps to ensure proper waterproofing and structural integrity of your deck and stairs. Preparation & Demolition Our crew will prepare the concrete deck surface to receive a new waterproofing membrane, install deep saw cuts around the perimeter, remove stucco back to wall sheathing, and remove deteriorated portions of concrete deck as needed. Structural Repairs We'll remove and install all deteriorated plywood decking under the concrete deck, replace required deck beams, remove deteriorated deck joists and replace with new ones, and install new concrete stair treads where cracked treads are found. Waterproofing & Flashing The team will install butyl flashing tape between wall and aluminum flashing, add new concrete topping slab after plywood and beam repairs, and apply deck primer, base coat, and top coat with sand aggregate. Finishing Work Finally, we'll install new matching stucco, prep and paint corroded railings, repair the underside of decking and beams, fix all stucco cracks around decks and railing walls, and paint all repaired stucco surfaces.

What we need from you
Prepare Your Deck for Renovation
To ensure a smooth and efficient repair process, please remove all personal belongings from your patio before our crew arrives. This includes furniture, plants, decorations, and any other items that might obstruct our work area.
Good news! Our team will not require access to the interior of your home. However, since we'll be using ladders and equipment around the exterior, please keep your windows closed and blinds drawn throughout the renovation period for your privacy and safety.
While work is in progress, please remain aware of your surroundings during our production hours (7:00 AM - 5:00 PM) and keep a safe distance from the construction area.
We'll notify you promptly once the project is complete, at which time you may return your belongings to your newly renovated deck. Until then, we appreciate your cooperation in keeping the area clear for our crew to work efficiently.
City of Phoenix Construction Code-Noise
City Code 23-14(h): Building construction. Construction including erection, excavation, demolition, alteration or repair of any building within 500 feet of any inhabited structure, other than between the hours of 6:00 a.m. and 7:00 p.m. from May 1 to and including September 30 and between the hours of 7:00 a.m. and 7:00 p.m. beginning October 1 and including April 30 on non-holiday weekdays.
As a friendly reminder
Construction sites can get messy, so please be aware of your surroundings during our production hours. While we strive to maintain a clean work environment, debris is inevitable. Rest assured, our crew will clean up the work area by the end of each working day to minimize disruption and ensure safety.
Dumpster and Storage
While on the premises, Elite is permitted to use a specified area for dumpsters and storage containers. We ask that you do not dispose of personal items in our dumpster. Unauthorized disposal may incur a fine of $600 payable to the HOA.
